At this time, the District and Greystar, LP have agreed to enter into a 15-month lease agreement for space 710 of the Premises (“Lease Agreement”). The space will be used for general office purposes for the construction company. The base rent for the Premises is $19,000 per month and the Lease Agreement includes a $38,000 deposit. The Lease Agreement also memorializes the parties’ agreement that Greystar shall have the option to substitute space 710 for space A001, if the City of Mountain View will require improvements to space 710 that will require Greystar to expend more than $10,000. If Greystar exercises the option to substitute space A001 in place of space 710, the base rent for space A001 will be $13,500 per month.
